COMPLETE REMODEL
57 photosWhy remodel the whole house at once?
Many of the homeowners we work with start out planning a kitchen or a bathroom, then realize the rest of the house deserves the same attention. Remodeling room by room over several years means living through multiple rounds of construction, paying for repeated mobilization, and often ending up with spaces that do not quite match. A full house remodel solves all of that: one design vision, one construction timeline, and one team responsible for the result.
There are practical advantages too. When we remodel an entire home, we can open up the floor plan, modernize the electrical and plumbing systems behind the walls, upgrade insulation and HVAC while everything is accessible, and carry finishes consistently from the entry to the back bedrooms. The house does not just look new; it works like a new house. For homes in Los Angeles, Orange County, San Diego, and Santa Barbara that were built decades ago, this is often the most cost-effective way to get a modern home without leaving a neighborhood you love.
How our design-build process keeps a big project manageable
A whole-house renovation touches every trade, which is exactly why we run it as a single design-build project rather than a collection of separate contracts.
- Free consultation and assessment. We walk your home with you, talk through your goals, and establish a realistic preliminary budget before any design work begins.
- Design and 3D visualization. Our designers develop the plans and create 3D renderings so you can see the new kitchen, bathrooms, and living spaces before demolition starts, and make changes while they are still free to make.
- Permits and engineering. We handle structural engineering, plan submissions, city permits, and every inspection along the way.
- Construction with a dedicated Project Manager. One Project Manager oversees demolition, framing, rough plumbing and electrical, drywall, finishes, and the final punch list, and keeps you updated at every phase.
You can see how we structure every project on our process page. Payments follow the same philosophy: a modest initial deposit, then stage payments tied to completed work, so you always know what you are paying for.
Should you live in the house or move out during the remodel?
This is one of the first questions every client asks, and the honest answer is: it depends on scope. In many cases we can phase the work so you stay in part of the home while we remodel the rest, keeping a working bathroom and a temporary kitchen setup available. For lighter renovations this works well and saves the cost of temporary housing.
For extensive remodels that involve structural changes and full electrical and plumbing overhauls, we usually recommend moving out for at least the heaviest phases. The house will be safer, the crews will move faster, and the total timeline often shrinks enough to offset much of the cost of relocating. During your consultation we will map the scope against your living situation and recommend the approach that makes sense, then phase the schedule accordingly.
What does a full house remodel cost?
A full house remodel in Southern California typically ranges from $150,000 to $500,000 or more, depending on the home's size, the scope of work, and the materials and finishes you select. On a per-square-foot basis, full gut renovations generally run $150 to $400 or more, while cosmetic updates such as flooring, paint, and fixtures run about $50 to $100 per square foot. As a rough guide to the tiers we see most often:
- Cosmetic refresh: $75,000 – $150,000
- Mid-level full remodel: $150,000 – $300,000
- Luxury whole-home renovation: $300,000 – $600,000+
Most whole-house remodels take 4 to 12 months from start to finish, depending on scope and permitting.
